Project Example - Remodeling of the guest bathroom

Demolition to include hauling away of debris

1. Preparation of all floor surfaces leading from front entry to upstairs guest bathroom work area. Place on floors Rosen paper, Masonite to protect existing floors.  Hang plastic to prevent dust from going into other areas

2. Remove vanity countertop, cabinet, toilet (save in garage for re-use), and fan exhaust, light above vanity, towel bar, and toilet paper holder, sinks, tub, shower door, tile in tub area, and vinyl on floor..

Cabinet

1. Install one new custom cabinet with (3) drawers and (2) doors and one Toilet Cabinet. Custom cabinet will be Stain Grade Maple

2. Inside cabinets will be pre finished maple ply wood or white melamine at owner’s choice.

3. Drawers will be pre-finished maple plywood with under mount soft close slides.

4. Doors will have concealed soft close hinges.

5. Install owner’s new handles and knobs to cabinet drawers and doors.

Finish

1. Vanity Cabinet, mirror picture frames and toilet compartment cabinet,

2. Custom stain to cabinets to match exiting powder room cabinet.  Does not include glazing, graining, or faux finishes to cabinets.

3. Finish coat to be clear coat lacquer finish.

Drywall Patch and Spray

1. Frame in existing lights and drywall patch

2. Patch all holes as a result of electrical installations with drywall as needed.

3. Tape patches to smooth finish.

4. Spray and texture the entire bathroom to Orange Peel finish

Bath Accessories

1. All accessories will be owner furnished. Towel bar, medicine cabinets by Alno MC20244-W, and toilet paper holder.

2. Accessories will be placed accordingly to the owners instructions.

Plumbing

1. Replace existing angle stops (5) with new and install new stainless steel braided hose lines to toilet and faucets.

2. Labor to re-install exiting toilet,

3. Labor to install two new self rimming lavatory basins Toto LT909 with two solaris E Widespread Lavatory Faucets by Hansgrohe part 04169820 faucet for lavatory.

4. Labor to install new Kohler K-1123-LA white tub and new waste and overflow K-7272 in brushed nickel

5. Labor to install new tub/shower valve with owner furnished iBox 4-port universal rough and ¾” inlets and outlets valve and adjust showerhead height according to owner.  Includes installation of E-tub spout  13412821, Raindance S150 Air 3—jet Handshower 28519821Unica C wallbar 27617820, E Trim thermostat with Volume Control and Diverter 04226820 and wall outlet 27454822

Electrical

1. Install new quiet fan/light and switch outlets:

2. Panasonic FV-08VQL5 Whisper Lite at 80 CFM Ceiling Mounted Fan/Light combination and 1 white triple decor switch.

3. Install owner furnished two sconces above vanity

4. Add (1) GFI Outlet on right side of vanity and one GFI under cabinet for hair-dryer in drawer and change out existing outlet to GFI.

5. Add two H-7 6” recessed light fixtures in ceiling over vanity. Change existing sconce switch box to double stack décor switch.
